Why Boca Raton's Town Center Now Has Two Restaurant Rows

Cross Glades Road at the right hour on a Thursday night and you can watch two entirely different restaurant experiments happening within a few hundred feet of each other. On one side sits a standalone building that has changed its lineup twice in four years. On the other, inside the mall itself, three new arrivals are opening with wine programs tied to family vineyards and brand names that already operate a dozen locations elsewhere. Same intersection, same zip code, two different bets on what makes a restaurant survive in Boca Raton.

Most people who eat around Town Center treat it as one dining district. It isn't. It's two buildings running on two different clocks, and knowing which one you're standing in front of tells you a lot about what kind of night you're about to have.

The Building That Keeps Turning Over

Restaurant Row sits at 5377 Town Center Road, its own freestanding building next to the mall rather than inside it. Developer PEBB Enterprises built it as a five-restaurant project after paying $2.35 million for the nearly two-acre parcel, with construction originally slated to finish within a year of the announcement. When it opened, the anchor tenants were Pubbelly Sushi, a Japanese and Latin-inspired concept that already had three Miami locations, and El Camino, a Mexican restaurant with outposts in Fort Lauderdale and Delray Beach.

That was the starting lineup. It didn't hold.

Fiolina, an Italian pasta restaurant, later took a suite in the same building. It has since closed, and Motek, a kosher-style Mediterranean brand rooted in Tel Aviv street food, has moved into that exact former Fiolina space as its seventh South Florida location. Around the same time, Stage Kitchen & Bar opened in another Restaurant Row suite, led by chef Pushkar Marathe and partner Andy Dugard, building on the success of their original Palm Beach Gardens spot that opened back in 2019. Marathe has since been named a semifinalist for Best Chef: South by the James Beard Foundation, and the small-plates menu he brought to Boca, built around dishes like Bang Bang Cauliflower and Wagyu Beef Kushiyaki, reflects the same global-meets-local approach that built his reputation up the coast.

That's a five-slot building where at least one storefront has already changed hands once, and a second has brought in a chef with a track record rather than a first-time concept. Restaurant Row was designed to be nimble. It's behaving exactly that way.

The Mall's Own Wave Looks Built to Last

Walk across to 6000 Glades Road, the mall address itself, the same complex where Saks Fifth Avenue anchors the retail side, and the character of what's arriving changes.

Felice is opening there this fall, a family-run Tuscan concept from restaurateur Jacopo Giustiniani and SA Hospitality Group, the company behind Sant Ambroeus and Casa Lever. Felice was founded in 2007 on Manhattan's Upper East Side and now operates more than a dozen locations across New York, Long Island, Connecticut, and Florida. Its wine program draws from the family's own vineyard, not a distributor's catalog. As of this writing, Town Center's own website still lists it as coming soon without a firm date, which for a restaurant group with this many existing locations usually means the paperwork is further along than the signage suggests.

Limani Grill is landing at the same address with a Mediterranean seafood program built around crudo and charcoal-grilled dishes, sourcing first-pressed Kalamata olive oil and Santorini capers rather than generic substitutes. And Maman, the French café brand known for its pastries and unfussy elegance, is expanding into the market with locations planned for west Boca, central Boca, and downtown Delray Beach. Maman already runs more than 50 storefronts and has done limited-item collaborations with Martha Stewart, including a Milk Chocolate Crème Brûlée Sugar Bun. That's not a concept testing the water. That's a proven brand extending its footprint.

A standalone five-tenant building carries different overhead and different lease terms than space inside an established retail mall next to a luxury anchor store. What's Actually Open Right Now

The event runs guests through culinary villages built around Italian, American, Mediterranean, Asia Pacific, and Spanish cuisine, along with a craft brew and fine wine section and a chef competition judged by attendee vote. Entry is staggered by ticket tier, with VIP+ Lounge access starting at 5:30 p.m., VIP at 6 p.m., and general admission at 7 p.m. Proceeds benefit the Children's Giving Foundation, a Boca Raton nonprofit that supports children's charities across South Florida.

It's not a Town Center event specifically, but it's the closest thing the city has to a single night where the newer names testing the waters at Restaurant Row and the established groups anchoring the mall's fall wave could plausibly end up pouring for the same crowd.
